Payments are paid to you in advance on a yearly basis. But best of all that is only for 12 weeks  rent during the year, you can rent the rest of the weeks yourself or just use it. We require Apartments in JULY, AUGUST and SEPTEMBER

WHAT IS LEASEBACK?

 This unique plan enables anyone to buy their dream holiday home or overseas investment property and cover a lot or all of the mortgage costs with a guaranteed rental income (typically 6%). The rental income is guaranteed by our own management company, we rent the property on your behalf for typically 3 years contract. As owners, you usually have use of the property for up to 36 weeks of the year (if you wish you can rent or use). The Management Company will have the use of 16 week per year. The majority of people who own holiday homes, actually only live in them for a few weeks of the year.

HOW IT WORKS

 When you buy a new property from us in a Leaseback Complex, we guarantee that you will have a fixed rental income for the next three years.

1. It is the Management Companies responsibility to find rental customers not yours.

2. Payment to the owners will be once every year in advance.

3. The contract will last for a period of 3 years, with option by both parties to renew.

4. The property must be furnished by owners.

5.Breakages are the responsibility of the Management company.

6. The cleaning and laundry are the responsibility of the Management Company.

7. If the owner sell the property within the contract period the sellers must convey to new buyers the leaseback contract.

8. If the new buyers do not wish to take part in the leaseback program, then the seller must pay by way of compensation to the Management Company one year rental income in compensation.

The income is usually around 7000 euro per bedroom over the contract period. i.e.: 3 Bedroom = 21000.00 euro income.
